Lauvergeon takes center-stage in EADS board shake-up

PARIS (Reuters) - French officials threw support behind former nuclear boss Anne Lauvergeon to be the first chairwoman of EADS on Sunday in a move likely to test efforts to wrest the European aerospace group away from political influence.

An adviser to French Prime Minister Jean-Marc Ayrault said the Socialist government strongly supported Lauvergeon, a former aide of late President Francois Mitterrand and France's most high-profile female business leader.

EADS is carrying out the biggest reorganization in its 12-year history after France and Germany agreed on a new shareholder structure designed to secure their vital interests while freeing the company from day-to-day interference.

Company watchers say the composition of the board will test the spirit of the accords and determine whether Chief Executive Tom Enders is free to run the company as independently as he claims, or will be forced to rely on building alliances.

EADS shares are up 18 percent this year on hopes of a fresh start after years of political in-fighting.

"The government is very supportive (of Lauvergeon)," the French prime minister's adviser said.

"As shareholder, we think she has all the qualities required to be the non-executive chairwoman of EADS."

EADS declined comment.

Under a new ownership structure agreed late last year, France and Germany will own 12 percent each of EADS , the parent company of Toulouse-based planemaker Airbus, but their powers to veto nomination and strategy are curtailed.

Lauvergeon, ex-head of reactor maker Areva is one of two personalities lined up to represent France's interests at the Airbus parent group alongside ex-central banker Jean-Claude Trichet, but the choice of chairman is meant to be independent.

Echoing a newspaper report, another French government source said German Chancellor Angela Merkel had backed Lauvergeon in a meeting with French President Francois Hollande last week.

However, Merkel's office denied any deal over the EADS post.

"The German government does not want to take a stance (on this issue) for the time being," spokesman Steffen Seibert said in Chile where Merkel was attending an EU-Latin American summit.

BOARD LIST

Although Lauvergeon enjoys the backing of some French officials, the French finance ministry issued a statement apparently designed to cool speculation over the appointments and recalling a company-driven process agreed in December.

The December deal allows Enders to nominate a triumvirate designed to protect French defense interests in EADS, of which two would serve on the main board. The arrangement is mirrored by similar arrangements for Germany, which has parity in EADS.

The finance ministry said Enders had proposed Lauvergeon and Trichet, as well as a retired French general, to oversee a holding company protecting technologies like nuclear weapons.

Of these three, Lauvergeon and Trichet would, if the list were accepted, serve on the main board, it said in a statement.

Under the company restructuring, the government has the power to accept or reject the list in its entirety but cannot hand-pick individual members nor directly appoint the chairman.

Still, the appointment of a new board chairman is seen as a delicate balancing act.

As long as EADS is run by the German-born Enders, the chairman of the board is likely to be French.

An informal unpublished agreement also stipulates that four board seats each should be reserved for French and German citizens, according to two people familiar with the discussions. But two of the four on each side must be independent.

It remained unclear how Lauvergeon's status as state watchdog would affect her chances of becoming chairwoman, or how easily she would fit alongside Enders as CEO. Both have strong characters and a reputation for a hands-on management style.

People familiar with the accords say they do not exclude one of the government-endorsed board members also becoming chairman but warn this could create a potential political imbalance. This could leave the door open to an independent to lead the board.

Potential French independent board members include Alcatel-Lucent Chairman Philippe Camus, Saint-Gobain Honorary Chairman Jean-Louis Beffa and ex-Thales CEO Denis Ranque.

A French official said the government did not favor Camus for EADS, believing he had work to do turning round Alcatel.

Sources said German board members would include former business association leader Hans-Peter Keitel, former EADS chairman Manfredd Bischoff, former Deutsche Bank chief operating officer Hermann-Josef Lamberti and Enders himself as CEO.

Underscoring EADS efforts to become a global company, four remaining seats on the 12-person board are likely to include three existing members - British mining executive Sir John Parker, Indian-born steel boss Lakshmi Mittal and the Spanish economist Josep Pique i Camps - and possibly a U.S. citizen.

The body of the emails usually have?spelling or grammatical errors and often the links take you to strange sites. A?suspended LogMein SSL Certificate is a problem, but too suspicious to believe the email.

If you think the issue may be real, do some additional research but don?t click any links. Even with legitimate emails, your clicks are tracked by?embedded links.? So if you don?t want to be tracked or scammed, avoid links.

You already know these tips for protecting yourself, but let?s review:

1. Have a good Spam Filter.? Still about 90% of the emails sent worldwide are Spam and many are malicious. A good filter will catch most Spam.

2. Use virus protection.? Even if you use a great Spam Filter, you still need virus protection for those threats that slip through. We like Symantec for our business users.

3. Use malware protection. There are several that you can try and use free for home use. We like MalwareBytes and Advanced System Care. The licensed versions provide real-time protection.

4. Do not open files or click links in emails unless you trust and know the source.??And even if you know and trust the source be sure it is a?real email from them. Email accounts can be hacked and?malicious emails sent from?your friend?s account.

5.? If you think you are infected, consult an expert.? If it looks really bad, disconnect your computer from the network or Internet. If it looks really, really bad, turn off your computer until help is available.

6. Don?t put your credit card information in those pop-ups that guarantee to remove the infection, they are scams.

7.?Don?t forward email unless absolutely necessary.? This is not only for security but for proper etiquette as well.? If you have to forward something be sure it is not a hoax and that the recipient wants to receive. If you have to send that funny joke, be sure to have the recipient?s permission.

We look at online threats constantly, but sometimes there is one so good that even the experts are initially fooled.

How to Install a Dog Door | Home Improvement Ideas

Lowe?s home improvement expert, Mike Kraft, demonstrates how to install a dog door. Before installing, make sure to measure your dog for proper fit. Measure from the widest points, most likely shoulder to shoulder, and add two inches. Then measure from the shoulder to the bottom of the chest or belly (whatever is larger) and add two inches. These dimensions will help you choose the right size dog door. Note: allow for additional room if your dog is still growing. After you have picked a door, measure from your dog?s shoulder to the floor. This measurement will let you know how high to mount the door. After measuring, mark the height on your exterior door. To make installation easier, remove the door from the hinges. You can set the door on two table saws, but make sure you mark which side is the bottom. After removing the door, cut out the dog door template and tape it to the door (where you marked the dog door opening height earlier). Then, use a jigsaw to cut out the dog door hole. Once the dog door cutout is finished, insert the inside frame so you can mark the four screw holes. Take away the frame and drill holes where you have marked. Place the exterior frame in the door and add sleeves. Underneath, insert the inside frame to the cutout. Thread screws through the inside frame, through the door and into the sleeves. Follow up by flipping over the door and tightening the screws. After installation, your pet door should be ready for use. Note: you may have to train your ?

Mandeville city workers will continue to get free health insurance ...

To the applause of municipal employees in the audience, the Mandeville City Council Thursday night opted to continue providing health insurance at no cost to city workers rather than have them pay for a portion of the premiums. The council asked Mayor Donald Villere to use money the city will save through a reduction in the cost of its workman's compensation coverage to help offset the higher rates for employee health insurance.

The city two weeks ago was poised to have employees start paying for a portion of the cost of their health insurance coverage. Villere presented the council several options, the most popular of which would have required employees to contribute $11.54 per bi-weekly pay period to maintain their existing coverage, which currently costs them nothing. Under that plan, the employee could add his of her family for $46 per pay period. Another option would have kept the employees' cost for the insurance at zero, but would have required deductibles and provided less coverage.

At its Jan. 10 meeting, the council discussed the issue but delayed a decision. On Thursday night, the council heard from several community members who lauded the city government's workforce and urged the council to cover the cost of the rising premiums, which Villere said would amount to about $120,000 this year. Part of that increase could be offset by savings of $87,000 in the city's workman's compensation coverage, he said. And, officials noted that the city saved about $100,000 a year ago when it switched its provider to United Health Care.

Former City Council members Jack McGuire and Jerry Coogan both urged the council to pony up to cover the higher insurance costs rather than passing the increase on to the workers. McGuire noted that Mandeville is one of the wealthiest cities in the state with a median household income of over $90,000, yet some of its employees are at income levels that put them dangerously close to the poverty level.

John Endres, an employee of the city's planning department, said good employees will leave for greener pastures if their compensation packages are reduced. "You're not going to have anybody who's going to stay," he said. "You can hire them, but they won't stay."

Calling the city employees the "backbone of our community," Councilwoman Carla Buchholz urged her council colleagues to cover the cost of employee health insurance "as long as the city can afford to pay" for it. The city has about 125 employees.

In agreeing to side with Buchholz, Councilmen Rick Danielson and Clay Madden said the city needs to plan ahead for the time when it may not be able to afford to continue to pay for the entire cost of employee health coverage. The council's approval was unanimous.

Currently, the city picks up 100 percent of the cost of its employees' health coverage, an expense of just over $2 million a year. An employee can add his or her family to the plan for $21.62 per pay period. The council's decision Thursday night, which drew an ovation from about a dozen employees in the audience, leaves that structure unchanged.

Council also gave a thumbs up to renew worker's compensation insurance with John W. Doussouy & Co. Inc. The total premium for 2013 is estimated at $133,309. The city budgeted $220,290 in the 2013 budget for that coverage, creating a savings of just under $87,000, which will be allocated to offset health insurance costs.

Chameleon pulsar baffles astronomers

Jan. 24, 2013 ? Using a satellite X-ray telescope combined with terrestrial radio telescopes the pulsar was found to flip on a roughly half-hour timescale between two extreme states; one dominated by X-ray pulses, the other by a highly-organised pattern of radio pulses.

The research was led by Professor Wim Hermsen from The Netherlands Institute for Space Research and the University of Amsterdam and will appear in the journal Science on the 25th January 2013.

Researchers from Jodrell Bank Observatory, as well as institutions around the world, used simultaneous observations with the X-ray satellite XMM-Newton and two radio telescopes; the LOw Frequency Array (LOFAR) in the Netherlands and the Giant Meter Wave Telescope (GMRT) in India to reveal this so far unique behaviour.

Pulsars are small spinning stars that are about the size of a city, around 20 km in diameter. They emit oppositely directed beams of radiation from their magnetic poles. Just like a lighthouse, as the star spins and the beam sweeps repeatedly past Earth we see a brief flash.

Some pulsars produce radiation across the entire electromagnetic spectrum, including at X-ray and radio wavelengths. Despite being discovered more than 45 years ago the exact mechanism by which pulsars shine is still unknown.

It has been known for some time that some radio-emitting pulsars flip their behaviour between two (or even more) states, changing the pattern and intensity of their radio pulses. The moment of flip is both unpredictable and sudden. It is also known from satellite-borne telescopes that a handful of radio pulsars can also be detected at X-ray frequencies. However, the X-ray signal is so weak that nothing is known of its variability.

To find out if the X-rays could also flip the scientists studied a particular pulsar called PSR B0943+10, one of the first to be discovered. It has radio pulses which change in form and brightness every few hours with some of the changes happening within about a second.

Dr Ben Stappers from The University of Manchester's School of Physics and Astronomy said: "The behaviour of this pulsar is quite startling, it's as if it has two distinct personalities. As PSR B0943+10 is one of the few pulsars also known to emit X-rays, finding out how this higher energy radiation behaves as the radio changes could provide new insight into the nature of the emission process."

Since the source is a weak X-ray emitter, the team used the most sensitive X-ray telescope in existence, the European Space Agency's XMM-Newton on board a spacecraft orbiting Earth. The observations took place over six separate sessions of about six hours in duration. To identify the exact moment of flip in the pulsar's radio behaviour the X-ray observations were tracked simultaneously with two of the largest radio telescopes in the world, LOFAR and the GMRT.

What the scientists found was that whilst the X-rays did indeed change their behaviour at the same time as the radio emission, as might have been expected, in the state where the radio signal is strong and organised the X-rays were weak, and when the radio emission switched to weak the X-rays got brighter.

Commenting on the study's findings the project leader Wim Hermsen says: "To our surprise we found that when the brightness of the radio emission halved, the X-ray emission brightened by a factor of two! Furthermore the intense X-rays have a very different character from those in the radio-bright state, since they seem to be thermal in origin and to pulse with the neutron star's rotation period."

Dr Stappers says this is an exciting discovery: "As well as brightening in the X-rays we discovered that the X-ray emission also shows pulses, something not seen when the radio emission is bright. This was the opposite of what we had expected. I've likened the changes in the pulsar to a chameleon. Like the animal the star changes in reaction to its environment, such as a change in temperature."

Geoff Wright from the University of Sussex adds: "Our observations strongly suggest that a temporary "hotspot" appears close to the pulsar's magnetic pole which switches on and off with the change of state. But why a pulsar should undergo such dramatic and unpredictable changes is completely unknown."

The next step for the researchers is to look at other objects which have similar behaviour to investigate what happens to the X-ray emission. Later this year there will be another round of simultaneous X-ray and radio observations of a second pulsar. These observations will include the Lovell telescope at Jodrell Bank Observatory.

Space-miners to crush asteroids and print satellites

Once a wacky idea, commercial asteroid exploration has become a race, with the launch of a second company focused on mining near-Earth space rocks. The newly launched firm plans to survey asteroids, tap them for resources and shape the raw materials into products using 3D printers in space.

Deep Space Industries (DSI) of McLean, Virginia, held a press event at the Santa Monica Museum of Flight in California on Tuesday. "Our business plan is to get into this field as it begins, and it is beginning today," said founder and chairman Rick Tumlinson.

To illustrate the company's ambition, he evoked 19th century pioneers, Meriwether Lewis and William Clark, who led the first transcontinental US expedition to the Pacific Ocean. "We want to build on the Lewis and Clark legacy of our government space programme and open it up for the settlers and shopkeepers."

The announcement follows the first commercial plan to mine asteroids for precious metals and other resources, announced last April by Planetary Resources of Bellevue, Washington.

Asteroids are full of potentially valuable materials, including nickel, as well as water and gases that could be used to make fuel for future space missions. But much of their value comes from the fact that they're already in space.

Reconnaissance flies

"A typical tonne of asteroidal rock is worth $1 million in orbit ? but only $4000 on Earth," said Mark Sonter, a mining consultant in Australia and a member of DSI's board of directors. "If we can get it in space where we want it to be used, it's potentially extremely valuable material."

DSI hopes to eventually help build, fuel and operate satellites in orbit, without ever bringing the components back to Earth.

As a first step, DSI plans to launch three laptop-sized satellites called FireFlies in 2015 to observe near-Earth asteroids and identify which ones would be the best targets for mining. In 2016, it plans to launch DragonFly spacecraft to bring samples weighing between 23 and 45 kilograms back to Earth.

Then in 2020, the company hopes to start harvesting asteroids for useful goods, particularly the raw products of fuel. DSI expects its first clients to be the owners of the communications satellites that require propellant to stay in their designated orbits.

DSI is also developing a space-based 3D printer called the MicroGravity Foundry, which would grind up asteroids, separate out the useful bits and fuse them into manufactured goods. The firm also wants to build orbiting platforms that can beam high-speed internet and cheap solar energy to anywhere on Earth.

Healthy competition

The company did not announce how much money they already have, or who their initial investors are. "One reason for having the press conference is to become findable by additional investors," said DSI CEO David Gump.

The main competition has famously deep pockets. Planetary Resources is backed by Google's Larry Page and Eric Schmidt, and former Microsoft chief architect Charles Simonyi. They have a similar mission: to send space telescopes to spot asteroids bearing precious metals, and to mine the best candidates. Planetary Resources took a step towards this goal on Monday, unveiling a prototype asteroid-hunting telescope, Arkyd 100.

"Having competition is generally good and it also validates the market," says Alan Stern, a former NASA scientist now working with several firms focused on lunar tourism and mining.

But Tim Spahr, director of the asteroid and comet watching Minor Planet Center in Cambridge, Massachusetts, still believes the wannabe miners are underestimating the difficulty of the task. "I remain sceptical, but would love to be wrong," he told New Scientist.

Organizing Kids Craft Supplies

I?ve been organizing like a crazy woman lately. I?ve gone through organizing sprees in the past, but it usually doesn?t work for long. This time, my goal is to get my house organized in a way that actually works for my children.

The thing is, with a 2, 3, 6, and 9 year old, I absolutely expect to have to straighten things myself, but I want my kids to be able to put things away on their own. And that means a realistic system that?s simple?for them to follow. Because if it?s not simple, the system won?t work.

Being Realistic: Organizing Kids Crafts Supplies

One of my recent goals was to tackle organizing the crazy amount of kids crafts supplies, coloring books, crayons/markers/pencils, notebooks, special art kits, puzzles, playdough, paintbooks, etc. we have. It can be a whole lotta stuff. You moms know what I mean.

Previously, my attempts at organizing that stuff didn?t work. It wasn?t realistic. Maybe I was willing to open a drawer and sort through a stack of coloring books to find the one a child wanted, but that child was not.

My Idea

Since I had to organize our homeschool area at the beginning of the month, organizing the kids craft section was a natural extension of our homeschool stuff.

I opted to use a 9 cube organizer for our homeschool materials and picked up a second unit for organizing kids crafts supplies.

Unfortunately, I don?t have a ?before??picture because stuff was all over the place before. There were coloring books in a bin on the top shelf of the downstairs closet. More coloring books and notebooks and scrap paper in plastic drawers in the barn (which is unheated and cold in the winter.) Shamefully unused Melissa & Doug puzzles stored in crates in the barn. Crayons and markers in random bins all over. And a box full of artwork that I had yet to go through sitting in the barn too. Really.Not.Good.

I was ready to get started.

The Paper Problem:

Kids can have a surprising amount of paper. There?s paper to-be-used for projects (scrap paper and construction paper and notebook paper and miscellaneous things like stuff for collages) and then finished papers too.

I needed something that offered the kids easy access to all that ?for drawing and craft projects and a spot to put their finished art projects. I found our answer in the?letter trays I bought for homeschooling.

This is the perfect solution for us. Aside from the one time, my husband could not find the artwork bin, even when I pointed out, ?It?s labeled!? But that?s another topic?

And every 1-2 weeks, I go through the artwork bin and pull out our favorites and we get rid of the rest. Emily?s drawing below is definitely?a favorite?

Other Stuff:

I kept organizing the crayons, markers, and pencils pretty simple. We have lots of crayons and they reside in a shoebox-size bin I bought for 99 cents at Walmart. Markers go in a white tray bin on top and colored pencils (and a few regular) sit on another white tray.

That sounds a lot fancier than it actually is. It?s really just a bin where I put things for the kids to cut and glue. For example, my old Pug dog calendar and a Precious Moments figurine catalog I know Emily will love to cut apart and glue into a notebook or something.

It basically holds those miscellaneous little things I previously never had a place for.

Puzzles are pretty simple. There?s easy puzzles for the little boys in one section. All Melissa & Doug puzzles ? huge favorites of ours and a must for easy-access.

There?s another section for more-advanced puzzle sets?and a couple art sets for Nathan and Emily, including Nathan?s Morph-o-Scopes kit I reviewed last summer (he still loves it!)

Individual Bins for Each Child

Each of my children have their own special interests which I encourage. That means each one needs their own place to put special treasures and kits.

That?s where these sturdy fabric bins I bought on clearance at Lowes came in handy.

Nathan?s bin contains mostly notebooks that he uses to draw in and write notes about various scientific things he?s interested in. He also has a miscellaneous craft kit he received for Christmas, and his pencil box from public school that is very special to him.

Joshua doesn?t have a lot in his bin yet ? so far, just a domino set, but he loves it.

Emily has quite a few things in her bin, from sticker books to a special craft project and special Hello Kitty markers.

Luke doesn?t have a bin yet, but there is room on the bottom shelf.

There?s two simple rules with the kids? bins:

  1. No touching or taking anything from the other kids? bins. Only your own.
  2. Put whatever you want in your bin, but once it gets full, you have to do some organizing yourself.

So far, the kids? bins is one of my favorite parts of our craft storage area. It?s been working fabulously.

Coloring Books and Paint Books

We?ve always had a lot of coloring books. And the kids love to use them so I want to keep them available.

Previously, I?d tried to separate each child?s coloring books ? Emily had her princess and Hello Kitty, while Joshua liked Blue?s Clues and Curious George, etc. But then Luke wanted Blue?s Clues too and Nathan didn?t care about Transformers anymore and it just was too confusing.

So I designated one bin to be the coloring book bin. All the books are in there. Most of them are fair game for everyone to share nicely. There are a couple that are an individual child?s ? for example, Hello Kitty is Emily?s. And the Thomas the Tank Engine book Joshua got for his birthday is his. But the kids? know that now that it?s all organized in one place and it?s worked quite well.

Paint books is another thing. We still have quite a few paint books from the Savvi?s Magic Paint poster review I did. Which is surprising because they were/are a huge hit with my brood. Why? I wasn?t storing them in a place where the kids could find them! So now they can with our Paint Books bin.

There is one middle cube still empty. That will be where Luke?s bin will eventually go.

So that?s how I organized the kids craft supplies and stuff. We?ve had this for almost a month now and this system really does work.

It works because it?s so simple. The kids love it because they know where to find stuff. And where to put it when they?re done. Even three-year-old Joshua knows.

An added bonus for me? I?m not constantly fielding requests for more-expensive computer paper! The kids know right where to find their paper.

To me, that?s what organizing is all about.
And I love it. :)

Lagerfeld backs French gay marriage with Chanel catwalk finale

PARIS (Reuters) - Fashion designer Karl Lagerfeld sent two models dressed as brides alongside his tiny godson down the catwalk on Tuesday in a public show of support for French government plans to legalize same-sex marriage and adoption.

The models and Lagerfeld's four-year-old godson took the final bow at the German designer's Chanel haute couture show before Lagerfeld gave voice to his opinions on the subject in an interview with Reuters after the show.

"I do not understand why people who live together cannot have the same security as those bourgeois who are married," said one of the fashion world's most successful designers, who is also renowned for his controversial comments on everything from politics to celebrity personalities.

"Two women getting married, I find that natural, and having two mothers is a good thing."

The French government's proposals have divided opinion and sparked huge protests both in favor and against.

Earlier this month, roughly half a million people marched through Paris demanding that President Francois Hollande withdraw the reform bill and hold a national debate on the issue.

However, the government said it remained determined to submit the legislation to parliament and pass it by June.

Lagerfeld's show was held as usual in the cavernous Grand Palais, which was transformed into a gigantic forest with towering pine trees surrounding a wooden amphitheatre where models strutted in white sand.

The nature-inspired collection featuring embroidered tulle and sequined flowers echoed the garden-themed show presented on Monday by Belgian designer Raf Simons for Christian Dior.

Tulips, roses, camellias and birds of paradise took centre stage at Chanel, embroidered on sequined tulle dresses which took more than 1,000 hours to make, Lagerfeld said.

Models paraded in long-lace boots with open toes and shiny heels that gave their silhouettes a romantic and modern touch.

"As nature is threatened, might as well celebrate it," Lagerfeld said.

MABILLE AND ROLLAND

On Monday evening, Alexis Mabille, who presented his first collection as a full-fledged member of Parisian haute couture, opted for evening gowns in sorbet colors, crafted with intricate embroidery, delicate lace and clouds of tulle.

Striking pieces included a retro 1940s style siren-shaped scarlet dress and black tuxedo outfit with a thigh-high slit that seemed designed for entertainer Dita Von Teese, who was sitting on the front row.

Later on Tuesday, French designer Stephane Rolland, known for his Parisian workshop's couture dresses, said he was branching out into ready-to-wear with a first boutique in Abu Dhabi scheduled to open end-March.

The designer, whose sculptural wares are favored by Middle Eastern women, said he planned to open other boutiques in the region as well as in London and in China. Rolland declined to give a precise timeline for the other boutiques nor reveal the identity of the business partner.

Asked if the partner was French, Rolland told Reuters: "There are no French financiers (for fashion), they do not exist anymore."

Rolland, who dresses the glamorous wife of the emir of Qatar, Sheikha Mozah bint Nasser, worked until last year to help the secretive Qatar Luxury Group create a luxury brand from scratch.

The launch of the brand, to be called Qela, was initially planned to coincide with Qatar's first fashion week in March last year but was postponed several times.

The group made its first acquisition in 2011 with Paris-listed French accessories brand Le Tanneur for 26 million euros ($34.62 million) and said on its website it remains on the lookout for acquisitions.

Rolland presented a sculptural black and white collection with a 1970s James Bond-themed edge dominated by long flowing capes and see-through, sequined trains.

At the Palais de Tokyo modern art museum in Paris, models strutted on silver platforms wearing close-fitting silk-crepe backless dresses with emerald crystal embroidery and sash-dresses with ostrich feathers or organza embroidery.

Rolland concluded his show by sending 82-year old model Carmen Dell'Orefice down the catwalk in an ivory white tuxedo ornamented with white corals and an oversize flowing cape.

Residential Real Estate Market: Sales Decrease and Prices ...

According to the real estate brokers? Centris? provincial database, there were 2,632 residential transactions in the Montr?al Census Metropolitan Area (CMA) in November 2012, a 19 per cent decrease compared to November 2011, said the Greater Montr?al Real Estate Board (GMREB). However, the median price for all three property categories increased over the same period.

All property categories registered a decrease in sales in November 2012 compared to November 2011. Sales of single-family homes fell by 18 per cent, while condominium and plex sales both decreased by 20 per cent.

?The decrease in single-family home sales affected all price ranges,? said Diane M?nard, Vice-President of the GMREB Board of Directors. ?The decrease in condominium sales was most evident in the $100,000 to $200,000 price range, while sales actually increased for condominiums priced at $500,000 or more,? she added.

The decrease in residential sales in November 2012 extended to all of the Montr?al CMA?s main areas. Compared to November 2011, sales fell by 15 per cent in Laval, by 17 per cent in Montr?al and on the North Shore, by 25 per cent on the South Shore, and by 29 per cent in Vaudreuil-Soulanges.

In terms of prices, the median price of single-family homes increased by 3 per cent in the Montr?al CMA in November 2012, reaching $277,000. The South Shore ($265,000) stood out with a 5 per cent increase in the median price of single-family homes, followed by the Island of Montr?al ($383,000), Vaudreuil-Soulanges ($265,000) and the North Shore ($233,000), which all registered an increase of 1 per cent. Finally, Laval ($282,550) posted a 1 per cent decrease in the median price of single-family homes.

As at November 30, 2012, the number of active listings on the real estate brokers? provincial database increased by 10 per cent in comparison with the same date last year.

?The increase in active listings was more pronounced for condominiums,? said Paul Cardinal, Market Analysis Manager at the Qu?bec Federation of Real Estate Boards. ?In the past year, the number of condominiums for sale was up 23 per cent, while single-family homes and plexes registered respective increases of 2 and 6 per cent. Market conditions were therefore more relaxed for condominium buyers,? he added.
